Allos has taken another step in its partnership with Kinea Investimentos to expand its operations in the real estate fund market for shopping centers. The company signed purchase and sale commitments for interests in seven ventures from its portfolio with Kinea Allos Malls FII (KAML11), in a transaction conditioned on raising at least R$ 600 million by the fund. The public offering of shares, which began on October 22, aims to raise up to R$ 1 billion.

The amount effectively raised will determine the share acquired in each shopping center. Allos estimates an average cap rate of approximately 9.5% for the portfolio of assets, based on the net operational results of the ventures in 2025. Announced in a relevant fact on the morning of Friday, October 23, the acquisition of the portfolio by the fund follows the agreement announced by the two companies in April, when they expressed their intention to create a joint FII.

The purchase and sale commitment provides for the transfer of interests in Allos shopping centers to the fund and the participation of both companies in management, opening up a new business front for the largest manager and operator of shopping centers in Brazil.
